Which appraisal fits your situation?
The same house can need one value for a sale today and another for an estate. Before any work starts, we agree on the date the value should reflect, what it's for, and who will read the report.
When a family is settling an estate.
Estate appraisals help a family sort out an inherited home, a settlement or a buyout with a value everyone can see on paper. Tell us whether you need the value as of the owner's passing or what the house is worth now.
Probate appraisals are for when the estate matter needs a particular value. Bring your attorney's instructions and the parcel number if you have them.
Divorce, and the tax records after an inheritance.
A divorce appraisal gives both sides and their advisers one value for an agreed date. Who keeps the house, what's owed on it and the terms of any buyout are still for you and your attorneys to settle.
When a tax adviser asks for an earlier value, a date-of-passing appraisal documents what the house was worth then. Your adviser sets the date and how the report will be used.
A private sale, a family transfer, or a tight deadline.
A residential appraisal can help with a private sale, a transfer within the family or another decision about your home. If a lender or other institution is involved, ask them how they need the appraisal ordered.
If time is short, read about rush requests. Start with the real deadline and how we can get into the house, and we'll tell you honestly what's possible.
Little things that change the work.
In Wilmington, an attached house and a detached one may need different comparisons even on the same block. A finished lower level, a later addition, parking, or big work done since the date you need can all change the research.
Mention these when you ask for a quote. If you have the deed or parcel number, include it. The New Castle County Recorder of Deeds is where deed searches start.
More to read before you decide.
Our service area page describes Wilmington neighborhoods and recent city sales figures, and the FAQ covers the questions people ask most when they order.
If a legal or tax question is behind this, ask your adviser which date and which readers the report has to cover. A short conversation with them first can save you from paying for a value that answers the wrong question.
A few questions that come up.
I'm not sure which one I need.
That's very common. Tell us who asked for the appraisal and what it's for, and give us the address and any instructions you've been handed. The reason matters far more than picking the perfect label on the first call.
Can one report do several jobs?
Sometimes, but talk it through before you order. A report written for one date and one set of readers may not suit somebody else, so tell us everything it needs to be used for.
