Eagle Home Appraisal Wilmington

Every Wilmington home has its own story.

A rowhouse near the center of the city and a Riverfront condominium are different homes, and they raise different questions. Call or write with the full address, and we'll tell you whether we can help and talk through what the report is for and the date you need valued.

    Start with your address

Below are eight Wilmington neighborhoods and the separate Town of Elsmere next to the city. We've written a little about each so you can see how the age, type and setting of a house shape the way it's valued. The full address is what lets us say for sure whether we can take your property.

When you reach out, tell us the address, the type of home, what the appraisal is for and your deadline. If you need a past date valued, mention that too, along with any additions or unusual features you know about.

City of Wilmington · Quaker Hill Historic District

    Quaker Hill

Quaker Hill is part of the City of Wilmington, and the rowhouses here are what make it special. The National Register listed the Quaker Hill Historic District in 1979, roughly between Tatnall and Jefferson Streets from Second to Seventh Street, and enlarged it in 1985. Most of the buildings are three-story rowhouses from the 1800s, and the Friends Meetinghouse at Fourth and West Streets has its own listing, from 1976. When we value a house here, we compare it with rowhouses of similar size, age and condition, and we look closely at original details and at repairs made later.

City of Wilmington · north side of Brandywine Creek

    Brandywine Village

Brandywine Village grew up on the north side of Brandywine Creek in the 1700s around the flour mills. Oliver Evans designed a mechanized mill here in 1788, and Quaker millers built stone houses along Market Street. The village became part of Wilmington in 1869, and the National Register listed the Brandywine Village Historic District in 1971 and expanded it in 1976. No two of these old stone houses are quite alike, so when we appraise one we explain how each comparable sale differs in age, materials and updating.

City of Wilmington · Cool Spring Park Historic District

    Cool Spring

The Cool Spring Park Historic District was listed on the National Register in 1983, covering the Wilmington blocks bounded by Park Place and Jackson, Van Buren and Tenth Streets, and it was enlarged in 2007. These blocks were built up in the late 1800s as a middle-class neighborhood, mostly semi-detached houses in Gothic Revival, Queen Anne and other styles of the time. The district also takes in the pumping station of the Cool Spring Reservoir. If you own a Cool Spring twin, we compare it with other twins and note the condition of the party wall and the roof.

    Appraisals for a Delaware divorce

City of Wilmington · Delaware Avenue Historic District

    Delaware Avenue

As first listed, the Delaware Avenue Historic District followed Delaware Avenue from North Harrison to North Broom Street in the City of Wilmington. It was listed on the National Register in 1976 and enlarged in 1987. The houses date from about 1870 to 1930: Victorian-era mansions and other large homes, detached or semi-detached, mostly three stories tall with long rear wings. These are big houses, so we measure them with care and compare them with other large older homes, not with the smaller houses nearby.

City of Wilmington · western edge of the city

    Wawaset Park

Wawaset Park sits on the western edge of the City of Wilmington, between Pennsylvania Avenue, Woodlawn Avenue, Seventh Street and Greenhill Avenue. The DuPont Company bought the land in 1917 and built single-family, semi-detached and row houses, among them Tudor cottages and Georgian houses, tied together by their slate roofs. The Wawaset Park Historic District was listed on the National Register on January 3, 1986. In an appraisal here we record the house type and the state of the slate roof.

    Residential appraisals in Wilmington, Delaware

City of Wilmington · between Union Street and Lancaster Avenue

    Union Park Gardens

Union Park Gardens lies between Union Street and Lancaster Avenue in Wilmington. It was begun in 1918, during World War I, as housing for shipyard workers of the U.S. Shipping Board's Emergency Fleet Corporation, laid out by landscape architect John Nolen with architect Emile G. Perrot. A 1922 newspaper report of the sale counted 503 houses. Because they were all built at the same time for the same purpose, what sets one apart from the next is the additions, updates and upkeep it has had since, and that is what we look at closely.

Papers to gather before the appraiser visits

City of Wilmington · South Wilmington, near the Christina River

    Southbridge

Southbridge is a City of Wilmington neighborhood in South Wilmington, near the Christina River. A 2006 plan for the area described a checkerboard of historic homes, public housing and waterfront housing beside brownfields, floodplains and wetlands. To reduce flooding in Southbridge, the city built the South Wilmington Wetlands Park, begun on June 3, 2019 and finished in August 2022. Because of the water, we check the lot against the current flood map and ask whether water has ever come into the house.

What a home appraisal costs in Wilmington

City of Wilmington · along the Christina River

    The Riverfront

The Riverfront follows the Christina River in the City of Wilmington. A governor's task force created the Riverfront Development Corporation of Delaware in 1995, and the corporation describes the shoreline it set out to change as a polluted, industrial one with dilapidated warehouses. Justison Landing, a development on the river, was planned with townhouses, lofts and apartments. If you own a Riverfront condominium or townhouse, we read the association's budget and fees and check the flood map for the building's site.

Town of Elsmere · its own municipality, west of the city

    Elsmere

Elsmere is a town of its own, bordering Wilmington along the city's western edge. The Delaware Public Archives credits developer Joshua T. Heald, whose newspaper advertisements promised cheaper living outside the city limits, with making the area Wilmington's first suburb by the late 1800s. Elsmere was incorporated in 1909, and the Red Clay Consolidated School District serves the town. For an Elsmere house we start with sales inside the town and confirm which municipality the parcel is in.

Where to look for property records

Assessments, deeds and estate or court records are each kept by a different office. These Wilmington and New Castle County offices are public-record resources, separate from Eagle Home Appraisal. Check an office's current instructions before you go or ask for a record.

    Assessed values and parcel records

    New Castle County Assessment Division

New Castle County keeps the assessment of each parcel in the county; its Government Center is at 87 Reads Way, New Castle, DE 19720. The City of Wilmington based its tax bills for fiscal year 2026 on the assessments from the county's 2024 reassessment. If you think a parcel is assessed wrongly, you may file a written appeal with the county's Board of Assessment Review, which sets the time and place of hearings.

Deeds, mortgages and other recorded documents

New Castle County Recorder of Deeds

The Recorder of Deeds is on the fourth floor of the Louis L. Redding City/County Building, 800 North French Street, Wilmington, DE 19801. It is the county's official repository for deed records, and its research room is open to the public. A deed recorded there shows who took title to a Wilmington house and when.

    Estates

Register of Wills and the Court of Chancery

The Register of Wills for New Castle County is on the second floor of the Louis L. Redding City/County Building, 800 North French Street, Wilmington, DE 19801. It is the county's probate office, where an estate is opened, and a clerk of the Delaware Court of Chancery. The Court of Chancery sits in the Leonard L. Williams Justice Center, 500 North King Street, Wilmington, DE 19801.

    Divorce

    Family Court, New Castle County

A divorce in New Castle County goes to the Family Court of the State of Delaware, which sits in the Leonard L. Williams Justice Center, 500 North King Street, Wilmington, DE 19801. To look at a court file, the court suggests scheduling an appointment with its records department.

Wilmington · September 2026 sold listings

What did homes in Wilmington, Delaware sell for in September 2026?

These are the figures Realtors Property Resource (RPR) reports for sold listings in Wilmington, Delaware in September 2026. Single-family homes are combined with condominiums, townhouses and apartments, so the numbers describe the city as a whole. They do not describe any one neighborhood or any one house.

    Median sold price, September 2026

September 2026 · Area: Wilmington, Delaware · Single Family + Condo/Townhouse/Apt. · Source: RPR, Sold Listings

The median sold price was up 4.6% from the month before, and the number of sales was down 7%. Those changes describe which properties sold in each month. They do not show that any one Wilmington home changed in value by the same percentage, because the mix of homes that sell differs from month to month. A sold price of 99.71% of list price means the typical seller accepted a little under the asking price.

What an appraisal adds to these figures

    • Comparable sales chosen for your property's neighborhood, age, size and condition.
    • The value on the date your matter requires, which may be months or years in the past.
    • A written report that your attorney, accountant or the other party can read and check.

RPR reports 187 sold listings for September 2026. Its percentage changes compare with the prior month. These figures describe sales, rather than an estimate of any address's value. No neighborhood breakdown, year-over-year comparison or longer trend is shown.

City-wide figures are background. A property-specific appraisal relies on property records and comparable sales relevant to the required valuation date.

September’s 187 Wilmington sales tell you about one month across the city. Your own home is valued separately, from its condition, its features and the sales most like it.
