Eagle Home Appraisal Wilmington

Questions before you order an appraisal.

Start with the cost, timing and what to have ready. You can call before you have every detail.

    Before you order

    What will an appraisal cost?

The fee depends on the property, what the report is for and your deadline. Ask us for a written quote.

    How do I get started?

Call us at (302) 298-3336 or send the contact form. Tell us about the property, what the report is for and your deadline, and we'll talk through the scope, the fee, how we get into the home and when the report can be ready.

How soon can I have the report?

It depends on our schedule, how soon we can get into the home, and how much research the property needs. If you have a deadline, tell us when you call. We'll say what's realistic before you count on a date.

What do you need from me to give a quote?

Just a few basics: the property address, the approximate square footage (a rough number is fine), the type of home (single-family, condo and so on), what the appraisal is for (estate, probate, divorce or something else), and when you need it. You don't need to have everything together before you call.

    Where do you work?

Call or write to us about a property in Wilmington. Give us the full address and we'll tell you whether we can take it.

What does a home appraiser actually do?

An appraiser studies your property and recent sales of similar homes, then gives an independent opinion of what the home is worth. When you call, tell us what the report is for and the date you need valued. That can be today, or a date in the past.

How is an appraisal different from a real estate agent's price estimate?

An agent's estimate, often called a CMA, is their best guess at what a home will sell for. An appraisal is an independent opinion of value, written for a stated purpose and a specific date. If someone else needs the number, such as your attorney or a lender, ask them which kind of report they want before you order.

    Estate, divorce and past-date values

Do I need an appraisal for probate?

That's a fair thing to ask before you spend anything. Your attorney can tell you how the property will be handled and whether an appraisal would help with the value your case needs. If they say yes, call us and we'll take it from there.

What should I settle before ordering a divorce appraisal?

Check two things with your attorney first: the date the home should be valued, and what the report will be used for. Then agree on who is hiring the appraiser, who gets the report and who may rely on it. We give an opinion of what the property is worth. Your attorney and the court decide each spouse's share and the terms of any buyout.

What if I need the appraiser to testify?

Tell us up front if testimony, a deposition or extra support might come into it, and talk it over with your attorney too. That work is arranged separately, so we'll confirm together what's available for your matter before you commit.

Can you value a home as of a date in the past?

Yes. A retrospective appraisal tells you what the home was worth on an earlier date, such as the date of passing. For a tax or estate matter, your tax adviser can tell you which date and which kind of report they need. It helps if you can share anything that shows how the home looked then and what has changed since.

    The visit and the report

What happens when the appraiser visits?

It depends on what we agreed to, but usually the appraiser measures, takes photographs and notes the home's condition and features. When you book, ask what access the appraiser will need and whether there's anything to get ready.

Will I get a copy of the report?

Before we start, let's be clear on who is ordering the appraisal and who should receive and use the report. If your attorney, accountant or anyone else needs a copy, just mention it when you order.

For a quote, share the property address, what the appraisal is for, the date you need valued and your deadline. Send the details here.
